A Better Strategy to find the Right Buyer

A real estate agent's approach to private showings and open houses helps a seller feel they're receiving value in the traditional home selling process, but it often just creates unnecessary busywork, more drama, and more stress. Private showings are often last-minute and incredibly inconvenient to fit into a family's busy schedule. Open houses are unproductive - sellers spend hours preparing a home and then have to leave their home for even longer. The only results are showings to nosey neighbors and agents using the home to find new clients for themselves.

The Real Estate Exchange has a modernized "on market" experience where nearly all of the home showing activity occurs online. Each posting is equipped with an “Online Showing”, which is a comprehensive, digital model of the home so buyers can interactively walk through the home online as if they were actually there. With more technology built into every client's online posting, there is less effort required for the time-consuming activities associated with cleaning and preparing a home for private showings.

With the Real Estate Exchange, Online Showings act as "first" showings, filtering out the tire kickers that would not have led to a sale anyway. When a buyer does schedule an in-person showing, our home sellers understand that the buyer has already walked through the home online in great detail and is simply asking for a closer look, typically just to verify what they already experienced online. At this point, they're considered a serious buyer and the in-person showing often evolves into discussions of a verbal offer. In the end, offers are received with far less busy work and typically just a few in-person showings.
